For the past 12 years, `The Wall Street Journal' has published Dr. Alfred Rappaport's brainchild, the `Shareholder Scoreboard.' This special section lists 1,000 of the largest U.S. corporations (representing 90% of all listed equity values) and shows statistically how "shareholder-friendly" each one is. This journalistic feature popularizes Rappaport's "Shareholder Value" (SV) theory among institutional and individual investors. Investors use this theory to make equity commitments that reflect the author's economics-based criteria. Frankly, the lay reader who has not majored in economics, or in corporate accounting and finance, will find Rappaport's book abstruse. But it leads the way for the informed, inquisitive investor who seeks "business enlightenment" and Wall Street success. Do not be thrown off by the original 1986 print date. A classic is just that, a book that can be read and wisely used for decades. The small, silent shareholder revolution that Rappaport started is far from over. By now, shareholder analysis has become part of the mainstream for hundreds of big companies (though they accepted it gradually). SV is far from perfect as a corporate strategy indicator. The true worth of this book for CEOs and other executives resides in its lessons for implementing the SV approach throughout a corporation. We recommend it to all three informed constituencies of every public corporation: executives, employees and shareholders.

A great guide for those wanting to gain a higher level of understanding of corporate decision making. I found it useful within my own business unit and plan to bring back some of the concepts. Read this book if you have a desire to stand out by analyzing decisions like a corporate officer.

Given that investors value bonds by discounting future cash flows, it stands to reason that they value stocks in the same fashion. Alfred Rappaport is the founder of the shareholder value mindset which gained importance in the '80 and is widely accepted in this new millenium. Rappaport starts the book explaining that objections to using a discounted Cash Flow model do not hold. Strong arguments and empirical evidence is given to explain the market's valuation mechanism. What follows is a basic but thorough explanation of the 3 elements for valuing a company (cash flows , risk and the competitive advantage period). In the second part of the book, it will become clear for the reader DCF is closely linked to strategic analysis and is not in contradiction with stakeholder analysis, customer value analysis, Activity Based costing or any other tool. On the contrary, Rappaport shows DCF is a communication tool that helps investors understand a company's implied performance and how to (re)act. Together with the Valuation book from Copeland, Koller and Murrin this is the book you need.

Professor Rappaport's revised version of his 1986 book on creating shareholder value provides a good description of the value based management concept that he helped create. However, many of the chapters are stand alone sections that do not flow well together. In some chapters he does not provide enough depth on how this book can actually be used by managers. In addition, the chapters on using his concepts to formulate value-maximizing business strategies was somewhat lacking.

Nevertheless, the book was an easy read and many of his points were right on target. I would also highly recommend interested readers to check out "The Value Imperative" by Marakon Associates and "Valuation" by McKinsey & Co for more information on value based management.

5 out of 5 stars MAKE MANAGING SHAREHOLDER VALUE A CORE COMPETENCY.......1999-04-01

This continues to be a good book for raising awareness that shareholder value can and should be managed. It was not that many years ago when a survey of CEOs found that they thought it was immoral and unethical to try to raise share price! I am also pleased to see that Mr. Rapparport discussed appluications to planning, M&A, compensation and organizational development. I belong to an organization (SHARE PRICE GROWTH 100) that develops new tools and processes to improve stock price, and we have found new ways directily link stock price, finance, investor realtions and capital management. We also found that each company has different investor sensitivities, and few stocks move directly with cash flow. The concepts that we use are described in THE 2,000 PERCENT SOLUTION. One of Mr. Rapparport's questions, "what is the most appropriate measure of performance" is a question that was asked of Peter Drucker in the 1970s. Dr. Drucker responded by saying that companies should use as many measures as possible, because we learn something different from each one. That is what really improves business. Confusion sets in, however, because people think that the measures used to improve business performance are also the ones investors focus on. That thinking has misled many to improve performance while watching the stock price and the multiple do nothing. Managing stock price should become a core competancy. With the right infomation, you will find your 2,000 percent solutions.

    This book gives you a good first overview, but you absolutely have to get a book on your state's regulations as well, especially if you live in a highly regulated state like Massachusetts. This book for example only gives you a vague idea on how to handle the security deposit, but Massachusetts state law is very specific and not following the rules precisely may cost you the deposit plus penalties.

    ...EVERY LANDLORD'S GUIDE TO FINDING GREAT TENANTS [is] designed in a reader friendly format, full of icons, shaded call-out boxes, sample forms, and checklits. Easty-to-read tables outline state-specific laws on returning security deposits and showing notices, to name a few. From apartment makrketing programs, how to show a rental, fielding and screening calls, and chekcing references, no step in the process is left out and all procedures are drilled down to the bottom line.

    Ms. Portman brings an expert's perspective on the law, but don't thinkt hat this is a dry read. Engaging text sprinkled with bullet points, graphics, and clever caution points, make this the best desk reference for any landlord. Perfect for the experianced but exasperated landlord [or] the freshly mined, this is a must-have rental resource.

    ...comes with a hand CD-ROM for on-the-go landlord. The CD has files of all forms featured and discussed in the book, as well as sample landlord-tenant conversations.     3 out of 5 stars Worth getting for the forms on cd-rom.......2006-11-03

    I find the forms included with the book on cd-rom to be very useful (they are included as both PDF and RTF files--you can edit the RTF files in any word processor.

    However, the book itself is mostly 'duh', and what it does say it repeats. The book could easily have been 100 pages shorter. Almost all of what the book says can be found in more concise form in a good book on landlording (such as Leigh Robinson's book 'Landlording'). Also, the legal issues of finding tenants and not discriminating are better addressed in Nolo's "Every Landlord's Legal Guide".

    So while this book is worth getting for the forms, it offers little information in the book itself that is not better said elsewhere.

    This book not only describes detailed info about valid tax write-offs, but also has an insight into how to think as a Landlord. As a first-time Landlord, the book put into perspective why a repair can sometimes be better than a replacement and why. Lots of really good info if you don't want to pay for an expensive accountant! Highly recommended!

    Recently I purchased a rental property. I knew a little about tax deduction as a landlord. THis book gives you very detailed info and also gives you an examples after each topic so that you can understand how you can apply the info into your real life.     I am a law student at Yale Law School and my husband is an attorney. We own and I manage about 5 rental properties. This book is absolutely essential for anyone owning a rental property. Do not depend on your accountant as a substitute as most accountants will not know this kind of detailed information about real estate rentals (unless they specialize in it or maybe have their own rentals.) My accountant who has been in practice over 20 years did not know a lot of essential stuff which I had to guide him through(it may be time for a new accountant). If I had not read this book I would have been doomed. Because I can qualify for the unlimited deduction (not just $25,000) for rental losses, we have literally saved tens of thousands of dollars in taxes we would have otherwise had to pay on my husband's salary, legally, with the guidance of this book. I cannot recommend this book highly enough. It is written in a very easy to understand format and gives you almost all the information you need in one place. You cannot rely on others to properly arrange your financial affairs in this specialized area. By reading this book you will know how to buy, finance, and repair properties in ways that produce the most effective tax benefits. Consider yourself lucky that you are aware this book is out there and purchase immediately if you own rentals.

    Until you read this book, you will be taken advantage of from landlords who know you haven't read the book. I have rented for years and thought if I am a good tenant and pay my rent everything will be wonderful...UNTIL that day!!! By reading this book, I learned there were many times as a renter my rights were violated. I am an excellent tenant with more knowledge. By knowing my rights I have been able to keep situations from getting to the UGLY stage between the tenant and landlord.

      As a beginner starting out in the rental business, this book was the most helpful that i have found. It is very thorough, but incredibly well organized and easy to use. The forms section and included CD ROM really give you everything you need to get started. Of course you will want to alter them a bit and make them more suitable for your specific situation, but doing so is quick and easy. A friend of mine who has been in the landlording business for quite a while actually rushed out and bought a copy of his own after viewing mine. Truly a great book!

      Being the owner of a few pieces of property in N.Y.City whose courts are pro tenant this book is must reading for the landlord.Mary Ann HAllenborg has compiled clear concise information of how to manage property in a very over regulated city.Without legal mumbo jumbo the author covers everything from choosing a tenant,complying with rent stabilization and rent control laws to legally terminating a tenancy.An up to date guide of very useful information I highly recommend it!
