Real estate professionals will be particularly interested in her coverage of commercial and residential property, while specialists with other interests will also get an unusual view of Japanese urban planning, land development, and tenure changes over time, information that is rarely available in English. Dr. Hines focuses on the Tokyo metropolitan area and on office buildings and shopping centers, in general but she also covers residential and industrial property investment across Japan. Readers will get a quick view of the new investment climate and aspects of economic, cultural, governmental, and environmental change in Japan. She gives a brief history of Japanese land tenure and views current land planning and control from a historical perspective. For real estate professionals there are chapters on leasing, marketing, land development, and construction, and she delineates the differences between Japanese real estate appraisal and international valuation methods and practices. Also noted is the increased use of income capitalization methods. Dr. Hines examines differences between Japanese and international real estate investment methods of analysis, particularly in light of Japanese real estate financing and taxation. She also illustrates the imputed interest charge methods of investment analysis and gives special emphasis to internationally approved discounted cash flow analysis. Finally, the book examines the trend toward real estate securitization and shows how banks and other financial institutions are reducing their real estate lending and restructuring themselves to prepare for a new era of economic reform.

Packed Full of tough to glean info.......2004-07-28

It is hard to believe that the Author is a long time professor considering her writing skill. A sample:

"As the United States attempts to assist the People's Republic of China in its wish to enter the World Trade Organization as a full-fledged member, the People's Republic of China (PRC) ranks second in the world on the basis of GNP figures. The GNP of the United States is double that of China, which is ranked in second place."

I'm more likely to believe that the author is an underacheiving university student trying to meet a word requirement. This being the only book I know of dealing with this topic, she can get away with it, but if there were something else competing with this book, it would nearly certainly be easier to read.

Lame, hacky trash.......2007-06-28

Inexplicably, this piece of hackwork is littered with "Pop Quizzes" which ruin the flow of trivia. The writing style is hack and tack, not fun.

A section of this trash (rented from library BTW) runs through the sex lives of the Presidents in unctuous and unfunny fashion. Thomas Jefferson is referred to as "Jeffie" and true to form, hack Orloff outright lies about Jefferson's supposed fathering of children with slave Sally Hemings, propping up her opinion as fact when all available DNA evidence only suggests Thomas was but one of 25 possible candidates.

A Founding Father deserves better than this and so do readers. Library rental only. ZERO stars.

This book is a gem and a fun gift for anyone with a secret or not-so-secret love. Additionally, I learned a great deal of fun facts and tidbits (and didn't expect to!).

Kudos. A great gift for someone special -- yourself or another. I highly recommend it.

Funny!! Funny!! Funny!! This information will turn "selective" dinner conversations into a hostess pleasing affair. The chapter on Presidential Pu__y contains some really IMPORTANT "stuff". You'll laugh, laugh, laugh. The "horizontal bop between the sheets" will become the new phrase, and just think, I'm the first on the block to use it. Enjoy. You'll put it down but you'll pick it up again. It's that enjoyable.
